IP Global recommends instructing a Lettings and Management partner to market, tenant and manage the property on behalf of the investor.

Upon completion the agent is then responsible for marketing the unit. Once an offer comes in, it will be sent to the property owner to approve. If this is approved then the agent will conduct the necessary background checks into the tenant, including credit, ex-landlord and employment checks, where available. If all of these checks are approved then the tenancy agreement is sent to the landlord and tenant to sign. Or the agent is able to sign on behalf of the Landlord, if given permission.

Once the contract is signed the agent will organise the check-in. The agent will help to provide the inventory of the apartment.

The agent will help collect the rent every month and pass it onto the landlord. If the landlord does not have a German bank account, then they will be liable for telegraphic transfer charges. Some agents collect their fees monthly and take it directly from the rent. The agent can pay other bills such as service charges on your behalf.

When a tenancy agreement is terminated or not renewed the agent will begin to re-market the unit for either re-letting or sale. When the tenant leaves the agent will organise a property inspection and arrange for any repairs to be carried out. The agent will also advise whether there needs to be any deductions from the tenant s deposit for loss or damage.

Please note most agencies will also offer contents and public liability insurance, and pay bills such as service charges on behalf of the landlord.
