Phase 2 of the expansion of the Brampton Courthouse to deliver services to address current and growing cour- troom pressure across Ontario: remodel parts of the existing courthouse and fit out the last shelled floors of the recent addition, as well as refurbish some of the adjacent Land Registry building.
Partially renovate a courthouse building to house the Toronto Region bail centre to complement the new Toronto Courthouse when it opens in 2023.
Challenges
Work on existing buildings, requiring detailed review of extensive background information as well as examination of on-site conditions, often with minimal information and drawings.
Maintain court activities, while construction is ongoing. Accommodate multiple users judges, court staff, victim support workers, Crown attorneys, defence counsel, police, agencies each with specific requirements.
Closely monitor the complex public-private partnership contract.
Solutions
Use BIM to identify potential issues and come up with a collaborative solution, and new cutting-edge survey equipment to detect floor and wall deviations.
Divide the buildings into 68 different areas and establish a project schedule based on the completion of certain areas before starting the next one. Develop intricate phasing plans to create swing space or new permanent space to move users and maintain operational continuity.
Work jointly with the client to communicate with users, and explain the transition phases during daily and weekly meetings.
Provide asset management insight throughout the bid and construction phases.
